Position Title: Property Evaluation Manager

Key Accountabilities:

  • Manage the process of valuation of collateral provided against credit facilities based on valuations provided by external valuers, including property visits as required by the Bank’s policy.
  • Handle the IVF (Internal Valuation Function) system for property evaluation.
  • Prepare reports for Real Estate Advisory Services, including debt asset swap due diligence reports and provide opinions on valuations obtained for the bank’s own property portfolios.

Other Accountabilities:

  • Manage and monitor a centralized real estate property valuation process within the Bank.
  • Receive and handle all requests for property valuations within the Bank, liaising with external property appraisers to conduct the valuations and provide results to the requesting department.
  • Conduct initial assessments of property evaluation reports and highlight any concerns.
  • Perform desk evaluations for property value and rent estimation.
  • Scrutinize valuation reports to determine reasonability and advise on necessary actions to protect the Bank’s interest regarding securities against lending.
  • Maintain proper filing and IVF system for documents related to the evaluation process.
  • Visit property sites subject to evaluation as per the Bank’s requirements and prepare summary visit reports.
  • Interact with the Real Estate Risk Unit (RERU) to assess valuations of under-construction properties.
  • Assist the unit head in conducting detailed market analysis for the preparation of quarterly market appetite reports.
  • Prepare initial due diligence reports for debt asset swap cases.
  • Provide opinions on valuations related to the Bank’s proprietary property portfolio.
  • Prepare REAS (Real Estate Advisory Services) Summary Reports.
  • Manage the process for the appointment of external evaluators and monitor their compliance with agreed conditions.
  • Manage the suspense account for the disbursement of evaluator fees and perform reconciliation.
  • Manage the Property Database, implement changes, and develop it further for beneficial use by the Business and Credit Risk.
  • Assist the Head of PAVU (Property Appraisal and Valuation Unit) in the newly formed Real Estate Advisory services role and assist with debt asset swap cases.
  • Assist with the implementation of Audit compliance and manage the Audit process in conjunction with the Head of PAVU.
